Components of
Value Our appraisal services typically include
allocations for real estate only (bricks and
mortar), equipment,
personal property (furniture and fixtures),
and/or intangible business value components (commonly
referred to as "going concern" or "blue sky"
value).
Many car wash facilities
include a intangible component of value, often called
business value, in addition to the real estate
(bricks and mortar) value component. Many appraisal practitioners inappropriately refer to
this "going concern" value as “fee simple value” only, which is a clear violation of the Uniform Standards of Professional Appraisal Practice.
Business enterprise value is a value enhancement that results from items of intangible personal property such as marketing and management skill, an assembled work force, working capital, trade names, franchises, patents, trademarks, non-realty related contracts or leases, and some operating agreements. Going-concern value is the value created by a proven property operation with income sufficient to pay a fair return to all the agents of production.
Valuing the real estate and the
business value separately is important for
litigation purposes, tax matters, selling purposes,
and mortgage financing (especially SBA financing).
Although our appraisals typically include an
indication of the value of the business as a whole,
it is important to note that some lenders will loan
on only the value of real estate, building, and
equipment (bricks and mortar) components of the
property. If the lender were forced to take
posession and liquidate the car wash, they would
typically not operate the property in the interim.
Given that there would be no business value associated
with a non-operating car wash, all that would be
left for the bank to sell is the value of the
physical components of the property.
Types of Car Washes
The following is a description of several of the
major types of car wash facilities that we appraise.
Self-Service
A self-service car wash is typically where all of the labor is performed by the customer in individual
coin operated wand bays. Many newer self-service
facilities include one or two in-bay automatic wash
bays, while older facilities can be retrofitted with
automatic wash equipment in the existing wand bays.
In-Bay Automatic
or Roll Over Wash
An In-Bay
Automatic wash facility is where the car wash equipment (typically either
an orbiter or gantry system)
moves back and forth over a stationary vehicle.
Advantages of In-Bay Automatic
wash facilities are that they typically have lower operating costs,
can be operated 24 hours a day, and require
relatively limited management and upkeep.
Express Wash
The express car wash is a relatively new variation
of the exterior-only car wash that typically
utilizes longer tunnels; often over 100 feet. Customers
pay at an automated greeter and drive themselves
onto the conveyor under the guidance of an
attendant. These high volume locations approach the
market with a value priced base wash and free self-serve vacuums.
Full Service
The full service car wash is typically a labor
intensive operation where customers exit the vehicle
and wait in an observation area for detail services
to be completed.
Many full service facilities now offer low cost
exterior only wash packages to compete with nearby
express washes.
